Where she was before we started
She had been selling in Calgary for about fifteen years. Good on the phone, a decent close rate, and a business built on repeat clients, referrals and one very specific stream: people relocating to Calgary for work in oil and gas.
Before COVID that stream was reliable. She had a background in the industry and the connections to go with it, so a steady run of relocating families came to her. After COVID, the companies started relocating their own people rather than paying realtor fees. Around 60 to 70% of her business went with it.
What was left was the pattern we hear most often: long lulls with no deals, a yearly income taking a hit, and nothing in place to replace what had gone.
What we put in place
We diagnosed the gap first. She didn’t have a closing problem. She had a pipeline problem. So we built three systems to rebuild it and bring back the consistency she was used to.
- A targeting system. Ads inside her own ad account, aimed at serious, motivated buyers looking in Calgary. We chose buyers because that was the right side of the Calgary market for her at the time, and her relocation experience made buyers a natural fit.
- A qualifying system. Not every online lead is serious. A dedicated setter, a Northspire Agency employee, called every new lead within minutes, qualified them and booked the serious ones straight into her calendar. Anyone not ready yet was called back on their own timeline. She only spent time with people who were worth it.
- A tracking system. Every lead, appointment and deal is tracked, so each result can be traced to its source. One good month is nice. A system you can scale and keep year on year is the point.

I'm really excited to be recording this video. In this video, I'm gonna walk you through exactly how we got this agent out of Calgary, Alberta for three deals within the first four months of working with us. Let me give you some backstory on this agent first of all. So she's based out of Calgary and she was very much dependent on repeat and referral and business just coming in naturally from her influence. She's been in it for fifteen years, a very strong agent.
She's got a decent close rate and good actually getting people on the phone and also closing people as well. But without the leads coming through, she was kind of hitting these lulls where she just wasn't really getting any deals, wasn't getting any traction, and overall her yearly income was taking a hit as well. She was very much dependent on, like I said, the repeat referral. And not only that, but also people relocating to Calgary for oil business. Okay?
And before COVID, this was really good. There was a lot of business coming through this way. She's speaking to a lot of people, relocating a lot of people who are coming to Calgary for oil, and, she's got a background in this as well. So this is where she had a lot of her connections from. After COVID, what these companies started doing is they just started relocating these people themselves.
Rather than paying the realtor fees, they just decided to relocate the people themselves. And because of this, her business went dry. She lost a lot of her… Around maybe, like, 60 to 70% of her business. She lost because all of these people, they didn't need her anymore because they were just relocating the employees themselves as the business rather than going through her.
So what she did is she came to us and I had a conversation with her and then we diagnosed what the issue is and what we need to really fix this to allow her to start re… Rebuilding the pipeline up again and start and getting that consistency that she was used to. So what we did is we put three systems in place. The first system was we put a targeting system in place to first of all generate leads that are local to her within Calgary. People are actually serious.
We're actually motivated who are looking in Calgary and serious about buying or selling as well. Okay? With the… With this this agent specifically, we decided to target buyers within Calgary because that was the most appropriate choice at the market at the time. We started in around October 2025.
And the second system we put in place was a system to qualify these people as well because getting loads of leads online, yeah, it can be good, but not all of them are gonna be serious. So we had a system in place to call through the leads, nurture them, qualify them, and then ultimately book an appointment into her calendar as well. That means that all of the people who she was speaking to were serious, were motivated, they weren't just tire kicking and they weren't gonna waste their time. The final step that we put in place as well was a system to track everything and allow her to scale predictably and maintain it year on year as well. It's all good having one good month, but if you're just constantly having these roller coaster months, then the yearly average isn't gonna be what you want and and isn't gonna be what you're expecting either as well.
So this system to track everything allowed us to attribute three of the deals that she got within the first four months of working with us came directly from us and she made a total of $36,000 Canadian GCI just from the appointments that we put through within the first four months. Not only that, but we're also building a pipeline for the future and build… Building that predictability. So she does have a pipeline. She does have a pipeline that she's consistently working.
And the longer we market, and I'm confident with this, the longer we market and the longer we build the pipeline, get more leads coming through, the more we're gonna get that predictability and that sustainability over time, which is really important. And that's essentially what people come to me for. And, they come to me to try and solve this issue, whether it's a lead volume, lead quality, or just consistency issue. That's what I do and that's how I solve it.
