Where she was before we started
She had been selling for about eight years and had been working cold online leads for one to two years. Volume wasn’t the issue. She had a database of around 300 leads from online lead generation.
The issue was quality and follow-up. A lot of those leads were never serious, and the ones that were needed far more nurturing than she expected. She was closing some of them, just not nearly as many as the time she was putting in deserved.
She wanted two things: someone to properly work the leads she already had, and a steady flow of fresh leads from people who were actually ready to move.
What we put in place
We worked out first whether it was a volume problem or a quality problem. It was quality. So instead of waiting for new ads to warm up, we started with the leads she already owned.
- Database reactivation. We took her whole database and split it into cold leads, warm leads, hot leads and past clients, then worked each group. Because these people already knew her name, appointments came straight away rather than weeks later.
- Fresh leads based on intent. Alongside the database, we ran ads in her own ad account aimed at people whose behaviour showed they wanted to move now, not the “interest shoppers” who scroll pretty houses with no plan to buy or sell.
- A person on every lead. A dedicated setter, a Northspire Agency employee, called, nurtured and qualified every lead, old and new, and booked the serious ones straight into her calendar, each appointment confirmed by phone before the day.
The result
Reactivating the database booked 15 to 20 appointments in the first month, with no waiting for ads to warm up.
Over the six months that followed she closed $50,000 in gross commission income. Much of it came from the reactivated database and the fresh leads we generated, with every lead kept on top of so nothing was left on the table.

This is a case study of this agent who we're currently working with in Halifax, Nova Scotia. Now she came to me because she had a lot of leads. Right? So she had a lot of leads from online lead generation, but a lot of them weren't quality. And this is why I hear a lot where a lot of the leads that agents are getting from online lead generation, they're not the best quality and they require more nurturing than they initially expected.
So what she wanted me to do is she wanted me to nurture these leads and not only that, but start filling the pipeline with fresh leads, People are serious, people are motivated, not like the tire kickers that she's used to at the moment. So what I did is I understood what the issue is, whether it was a volume issue or it was a quality issue. Now she had loads of leads that are coming through, it wasn't a volume issue. It was very much the quality of the leads that were that she was getting. She wasn't converting as many as she should have been.
Okay? She's a very experienced agent. She's been doing this for around like eight years. So she's got the ability to close these people and she's been dealing with cold leads for like one to two years as well. And she has been closing them, just not as many as she would like in terms of how much she's putting in in terms of the time and how much she would like to scale as well.
So what I did is I took the entire database, I segmented it into cold leads, warm leads, hot leads, and like past clients as well, and we reactivated the entire database. What this allows us to do is within the first month, we got quick easy results with appointments coming straight away because we're not meant to wait in on ads to warm up because we've got the appointment straight away. Within around the the first month, I think we generated like 15 to 20 appointments just from reactivating her database. She had a really big database of around 300 leads. So throughout throughout the entire campaign of we started in around March 2026 throughout the entire, like, six months of us working with each other.
We have been constantly nurturing this campaign, constantly working it to build that predictability for the future so she's got that sustainability as well. Not only that, we also had a system in place to generate fresh leads, fill up the pipeline with new people, people who are serious and motivated, who aren't what I like to say interest shopping where they're just looking at pretty houses and then they just tap in on the nearest one because they wanna see some nice houses within the area. We target people based on intent, people who are serious, motivated, who actually had the behavioral data that they were looking to move now as opposed to later. With this and having these leads coming through, we nurtured these and booked appointments directly into her calendar with these leads as well. And within the six months from March up until now, which at the moment is September, she closed $50,000 in gross commission income, which is absolutely insane within that period.
And a lot of this came down to the fresh leads that we were generating and also the reactivating her database as well to make sure that there is no stone left unturned, and then we're making sure that we're managing everything in the best way possible in terms of the pipeline and staying on top of every single lead as well.
